Even if youâre an inveterate spender and will immediately blow up the cards afterwards you should still pay off your credit cards first, because theyâre the highest interest debt anyone carries.
But yes, obviously, nobody should ever keep a balance on their credit cards outside emergencies.
Then once you have your credit cards paid off and maintain 3-6 months of living liquid in the bank (number of months depending on whether you have kids, etc), then you should invest excess cash in the stock market, not in paying off your mortgage early.
Nobody should ever pay off their mortgage early, even if they take the standard deduction. Like I keep saying, itâs the cheapest money youâll ever get. The stock market pays off 10%/year on average. Just index everything.
I gotta agree with this. Iâm not sure what the hell is going on with US financial system, but we were just able to refinance a 30 year loan at 2.5% (closed yesterday).
Thatâs just insane. Iâm pretty sure we can get a higher return investing in most anything, so no early payments for us. Not a dime.

While I understand the people who find security in paying off their mortgage, @stusser has hit it on the head above. Pay off your credit cards, donât carry a balance, get an emergency fund, invest your money. Donât pay down your mortgage.
The best time to do all that is last year. The second best time to do it is today.
This is a somewhat weird detour for the GPU thread but hey, thatâs how we roll here.

Iâm a serial diversifier so I still throw $200 per month at my 3.875% mortgage. Itâs the psychological benefit. It feels more satisfying than making investment accounts slightly bigger.
I guess I need to look at refi again.
I mean, itâs not like we can talk about buying new GPUs.

Ok so Iâve been looking at Big Naviâs ray-tracing performance. It looks 5800XT is on par with 2080 Ti performance in ray-tracing. Which means AMD (and hence PS5 and XSX|S) is one generation behind Nvidia in terms of ray-tracing. And WITHOUT DLSS.
But given that any ray-tracing game will have 20xx generation as the performance floor anyway, and AAA title will be cross-platform and has to use the console as performance floor, so in short to medium term, the performance gap wouldnât matter. But if DLSS takes off, then Big Navi got performance issue.
Luckily 5800XT is also cheaper than 3080, so that makes the purchase decision easier. IMO 8-core Zen 3 + 5800XT will be sufficient for this console cycle. 12-core Zen 3 + 3080 will be more than sufficient. IF you can find any of them.
